Objective: For the operation and management of a support facility for film and television workshop, with accessory uses (staging, storage, and parking) under a lease of real property located at 811 Olomehani Street, Honolulu, Hawaii 96813.

Scope of lease: Activities limited to supporting television and film operations, such as equipment storage, set building, and vehicle parking, all in compliance with the current underlying Hawaii Community Development Authority Kakaako Makai Area Rules pertaining to zoning.

Length of lease: Four (4) years and eleven (11) months.

Amount and type of government funds, if any, available for the project: None.

Description of any special requirements of unique features: Tenant (i) accepts the premises, the building, and the property in their existing “as is” condition, subject to all encumbrances of record, (ii) agrees that landlord shall have no responsibility or obligation for making any improvements in or additions to the premises, the building, or the property, and (iii) assumes all risks with respect to the condition of the premises, the building, and the property. Tenant shall, by entering into and occupying the premises, be deemed to have accepted the premises, the building, and the property and to have acknowledged that the same are in good order, condition, and repair.
